What's Included When You Rent a Beauty Suite in Manhattan? A Checklist Before You Sign
Two suites can have the same monthly price and very different real costs. Before you sign, check exactly what the rent covers. Here is the checklist we suggest every beauty professional uses when touring a suite in Manhattan.

1. Utilities: are they really included?
Ask whether electricity, water, heating, air conditioning and Wi-Fi are part of the price. Some spaces add utility charges on top of rent, which makes monthly costs hard to predict.
2. Climate control in your own room
Facials, waxing and lash services need a stable, comfortable temperature. A suite with its own air conditioner means you do not depend on the building's settings or your neighbor's preferences.
3. Furniture and setup
Is the suite empty, or move-in ready? A furnished suite saves you the cost and time of buying and installing everything before your first client.
4. Water and sinks
If your services need water, ask whether there is a sink in the suite or nearby, and see it during the tour.
5. Access hours
Can you book early mornings, late evenings and weekends? Flexible access lets you fit clients who work 9 to 5.
6. Shared amenities
Look at what you share with other tenants: a client waiting area, restrooms, a kitchen, laundry for towels and linens. These details shape how your clients feel from the moment they arrive.
7. Lease length and notice rules
Ask for the minimum term and how much notice you need to give before leaving. Short minimum terms give you room to test a new location without a long commitment.
8. Location and transit
Your clients need to reach you easily. A suite near major subway lines and train stations makes it simpler for clients to keep appointments, and for new clients to choose you.
